Brentwood TN Real Estate May 2012 – Sales continue to increase as well as sales prices as the inventory of homes in Brentwood continues to shrink. 78 Brentwood homes closed in the month of May compared to 72 last year, and increase of 10 percent. The median price increased 5 percent from $502,500 to $530,000. The average price increased 21 percent, but that’s because several very expensive Brentwood luxury homes sold.

the median size of homes sold was 3882 square ft, making the median price per square ft $136.53
days on market is down to 94
88 Brentwood TN homes are currently pending sale or under contingency contract

Brentwood TN real estate has become very active, and in some neighborhoods and price ranges, it’s been a sellers market for several months. Brentwood TN homes the the $300,000 to $400,000 price range are usually sold the first few days they hit the market, even if they need a lot of work. Homes in the $400,000 to $500,000 price range may take a week if they are priced accurately. Building lots for homes below $500,000 are almost all gone in Brentwood, and in the near future, the only new homes that will be built will all be over $500,000.
