Nashville homes are getting smaller

In a recession, home builders build smaller homes. For decades, the trend for builders is to build bigger homes, but that trend is changing according to the National association of homebuilders. The average size of homes build in 1978 was 1750 square ft, but it 2007 it had grown to 2479 square ft.

But in a national survey of builders this month, 89 percent of the group are building smaller plans than in previous years. Part of the change is due to affordability, but a contributing factor is the shrinking size of households. They just don't need bigger homes. Larger homes have also lost some of it status symbol as consumers are becoming more concerned about utility cost and cleaning requirements.

Nashville homes sold in December averaged 1935 square ft compared to 2045 square ft in December of 2007.
