Golfers are good customers
I want to give my customers a test before I work with them. Not a financial test, or a personality test. I want to make them play golf. If they keep score honestly, I will feel like they will be honest with me, and at least consider my advice.
Golf is the only game where you call a penalty on yourself. Hit it in the water, it's a stroke to get it out. Hit it out of bounds, take your medicine and hit again after adding 2 strokes.
If sellers would do that when they list a house, it would sell in no time. Have a bad window, fix it, and don't wait for the inspector to find it. Need a new HVAC unit, disclose it, replace it, or give the buyer credit for it in a price reduction. Yard challenged, discount the price. Why can't we just be honest?
I'm not letting buyers off the hook. I'm tired of buyers looking for the best home in the neighborhood, then ignoring advice from their realtor, and making a ridicules offer. You know it's going to get rejected. The seller loses faith that they will be willing to pay a fair price, so they reject all offers from that buyer.
If they want the house, why are they afraid to pay a fair price? Why do they think their realtor doesn't know how to negotiate? I see more contracts in a month, than most will see in their lifetime. Would these people tell tiger how to hit a shot? If you don't want to buy a house, let me know so I can kick you out of my car.
If my sellers and buyers would just be honest, we would all be happy.
